Once approved, investors gain a renewable 10-year residency without needing a local sponsor, the ability to sponsor their spouse, children, and parents, and the flexibility to stay outside the UAE for extended periods without visa cancellation. Property owners can also live in or rent out their property and sponsor up to three domestic workers. To maintain visa validity, the property must remain under your ownership, and applications must come directly from the owner.

2. Golden Visa Through Investment Fund or Bank Deposit

This route provides the same 10-year residency but is based on a financial investment rather than real estate, making it ideal for those who prefer a passive approach. To qualify, applicants must invest or deposit a minimum of AED 2 million with a UAE-licensed bank or an approved investment fund. The funds must be personally owned, not financed by a loan, and must remain frozen for at least two years. A bank letter in Arabic must confirm the deposit amount, the lock-in period, and that the immigration authority will be notified if the funds are withdrawn before maturity. Applicants will also need a valid passport, proof of UAE address such as a tenancy contract or utility bill, and health insurance in the UAE.

This route offers several benefits, including no requirement to purchase or manage property, an easier process for those preferring financial investments, and full 10-year renewable residency. It also allows investors to sponsor family members while enjoying long-term stability and flexibility. However, applicants should note that funds are typically locked for two years or more and must meet all official requirements for wording and verification. While this route does not provide a physical asset, it remains a straightforward, low-maintenance way to secure UAE residency.
